Bathroom Renovations That Can Add to a Home's Resale Value

When renovating any part of your home, you might want to keep in mind how that renovation will affect the overall resale value of the home. Unless you're thinking of staying in the home for the rest of your life, it's good to think of how any changes may reduce or increase the value of the house, and make it more or less appealing to new homebuyers. Consider some bathroom renovations that can actually add to a home's resale value and that you might want to keep in mind when you're ready to make some changes to your home's bath.

1. Storage

Storage is always a good feature to add to any room when you renovate, and you can usually find lots of ways to add storage to even the smallest of bathrooms. For example, you might knock back a wall in the tub area and then enclose that area with tile so it becomes built-in shelving. Add shelves along the upper areas of the walls, and hooks in every corner so you can easily hang towels and other items. New homebuyers may appreciate a bathroom that is functional, as well as beautiful, so always consider storage when renovating.

2. Take out the tub

You may hesitate to take out the bathtub when renovating, but how often do you find time to soak in a tub? Many people simply don't have time for a long bath, and the tub itself can take up more room than it should. Taking out the tub can allow you to create a walk-in shower that, in turn, can make the bathroom feel more open and even be more practical, as this can mean more room bathing than what a tub offers. A walk-in shower can also have a modern, updated look that new homebuyers may love.

3. Install a skylight or more windows

If there is no floor above the bathroom, add a skylight. This natural light can make the entire bathroom area seem brighter and even larger, something homebuyers often appreciate. More windows or just one window can mean more ventilation besides the bathroom fan so that there is less moisture and humidity built up in the space, and this will also bring in more light. These features can also make a small bathroom look and feel bigger and keep it cooler even when taking a long, hot shower. Use frosted glass for the window if you're concerned about privacy, and be sure the skylight is one you can crank open to let humidity and heat escape.
